Most homeowners don't understand the maintenance required to keep home systems and appliances up and running.  A home, just like a car, requires routine maintenance.  Think of home maintenance like changing the oil in your car…you know you're in for trouble if you drive far beyond the suggested mileage between oil changes.  Your home is the same way, which requires proper care and routine maintenance. 
It's important to read your contract to best understand what is covered and what is not covered. Home Warranties in general do not cover routine maintenance.  Below are some helpful tips to help you maintain your home.
  1. Call a licensed heating/cooling contractor every spring for a thorough inspection and maintenance.
  2. Trim shrubs and plants near condensing unit to ensure proper air flow and circulation.
  3. Drain sediment from hot water heater tank according to manufacturer's recommendations.
  4. Protect your home from frozen pipes, and drain in-ground sprinkler systems during the winter.
  5. Clear debris out of window wells, gutters, downspouts, and storm drains.
  6. Clean clothes washer tub interiors to eliminate minerals and soap build up.  Use citric acids or any mix containing Vitamin C. 
  7. Clean clothes dryer lint screen after every load.  Lint build up reduces efficiency and it is a fire hazard.
  8. Keep your refrigerator condenser coils clean by using a vacuum with a brush. 
  9. Clean the garbage disposal by introducing ice cubes and 1/4 cup of white vinegar into the unit and operating it with no running water. When the cubes are gone, start running cold water slowly.
  10. Removable gas burners should be cleaned regularly.
Be sure to follow the manufacturer's direction on yearly maintenance to extend the life of your major systems and appliances.  Improper maintenance of your systems and appliances may result in a denial of service.  For more information, please contact Home Warranty Administrators.
